Property Manager

People 4 Property is recruiting a Property Manager to join an established estate and lettings agency in Kingston upon Thames.

This is an excellent opportunity for someone with at least 12 months’ residential property management experience who enjoys building relationships and delivering excellent customer care.

The Opportunity

You will take responsibility for a portfolio of approximately 130 residential properties, acting as the main point of contact for landlords and tenants.

With no targets or KPIs, the emphasis is on looking after your portfolio, resolving issues and providing a reliable, personal service.

The Role

• Manage the day-to-day running of a portfolio of approximately 130 residential properties.

• Build strong relationships with landlords and tenants, keeping them informed throughout their tenancies.

• Respond to maintenance enquiries, instruct contractors and follow repairs through to completion.

• Obtain quotations and seek landlord approval for works.

• Coordinate property inspections and follow up on any issues identified.

• Arrange required safety checks and maintain accurate compliance records.

• Handle tenancy queries and coordinate end-of-tenancy matters.

• Keep property records and correspondence accurate and up to date.

About You

• At least 12 months’ experience in residential property management.

• A working knowledge of tenancy management and property compliance requirements.

• Excellent communication skills and a clear commitment to customer care.

• Organised and proactive, with the ability to prioritise a busy workload.

• A practical approach to resolving problems and confidence handling sensitive conversations.

• Comfortable taking ownership of your portfolio and working alongside colleagues.

Salary & Benefits

• £28,000 per annum.

• Monday–Friday working, with no weekends.

• No targets or KPIs.
