About the Role

People 4 Property is recruiting a Property Manager for a boutique property development firm with an outstanding portfolio of buildings across Greater London.

This is an excellent opportunity for an experienced residential Property Manager who enjoys taking ownership of their portfolio, building strong relationships and delivering a high standard of service. Residential management will be your main focus, with opportunities to broaden your knowledge and gain experience in commercial property management.

The Opportunity

Based in Central London, close to Bond Street station, you will join a close-knit team of approximately 20 people. The business offers a friendly, supportive environment where colleagues work together and take pride in the quality of their buildings and the service they provide.

Working within a property development business gives you the opportunity to develop a wider understanding of how buildings are managed and maintained, while contributing directly to the experience of residents and occupiers.

The Role

You will oversee the day-to-day management of residential properties, ensuring that buildings are well maintained, issues are resolved promptly and residents receive clear, professional communication.

Your responsibilities will include:

  • Building positive relationships with tenants, leaseholders and other stakeholders.

  • Managing maintenance requests, arranging repairs and tracking progress through Fixflo.

  • Appointing contractors, obtaining quotations and checking that work is completed to a high standard and within budget.

  • Conducting regular property and building inspections, identifying issues and following through on agreed actions.

  • Coordinating tenancy administration, inventories, check-ins and check-outs.

  • Supporting service charge budgeting, monitoring expenditure and managing rent and service charge arrears.

  • Coordinating health and safety checks, fire safety assessments and any required remedial works.

  • Maintaining accurate property, financial and compliance records.

  • Liaising with external managing agents and monitoring the service they provide.

  • Preparing updates and reports for senior management.

  • Supporting the management of commercial spaces as your knowledge and experience develop.

About You

You will bring:

  • Proven experience in residential property management, ideally around three years.

  • A sound understanding of tenancy management, maintenance and residential property compliance.

  • Familiarity with leasehold or block management responsibilities, including service charges and communal areas.

  • Excellent communication skills and a calm, professional approach to resolving issues.

  • Strong organisation skills and the confidence to manage competing priorities.

  • Experience working with contractors and following maintenance matters through to completion.

  • Confidence using property management software and Microsoft Office; Fixflo experience is highly desirable.

  • A proactive approach, attention to detail and a commitment to providing excellent customer care.

  • An interest in developing your knowledge of commercial property management.

Previous commercial property management experience is not essential.

Salary & Benefits

  • £35,000–£40,000, depending on experience.
