About the Role
People 4 Property are delighted to be working with a highly regarded independent property company seeking an experienced Property Manager to join its professional residential property management team in Guildford.

The Opportunity
You will take responsibility for your own portfolio of residential AST properties, managing every stage of the tenancy and acting as the principal point of contact for landlords and tenants.
The company has an excellent local reputation and prides itself on maintaining high professional standards. You will be supported with regular training and legislative updates, ensuring you can provide a knowledgeable, compliant and responsive property management service.
The Role
Your responsibilities will include:
- Managing a portfolio of residential AST properties
- Advising and guiding landlords on all aspects of property management
- Developing strong relationships with landlords and tenants
- Delivering an excellent and highly responsive level of customer service
- Coordinating repairs and maintenance to ensure properties remain in excellent condition
- Liaising with trusted contractors and monitoring ongoing works
- Organising property visits, inspections and safety checks
- Ensuring every property complies with current lettings legislation
- Responding promptly to communications from landlords, tenants and contractors
- Negotiating tenancy renewals
- Managing end-of-tenancy check-outs
- Arranging the release of deposits
- Keeping all parties updated and helping to resolve deposit disputes amicably
- Maintaining accurate property and tenancy records
About You
To be considered for this position, you should have:
- Previous experience managing a portfolio of residential AST properties
- A sound understanding of residential lettings and property management
- Excellent written and verbal communication skills
- A professional and confident telephone manner
- Strong organisational and time-management abilities
- A proactive approach to repairs, maintenance and tenancy matters
- Good problem-solving skills and the ability to remain calm under pressure
- A genuine commitment to delivering outstanding customer service
- Strong numerical and IT skills, including Microsoft Word and Excel
- A positive, motivated and collaborative approach
- A full UK driving licence
An ARLA Propertymark qualification would be advantageous but is not essential.

Working Hours
This is a full-time, office-based position in Guildford. Full working hours will be discussed during the application process.
